Colt DCS and RMZ Begin Construction of Third Data Centre in Mumbai to Support Growing AI Demand

News Date October 15, 2026

Colt Data Centre Services (Colt DCS), a leading global provider of AI-ready hyperscale and large enterprise data centres, alongside RMZ, one of India’s largest privately held real estate conglomerates, have officially broken ground on their third hyperscale facility in Mumbai, known as Mumbai 3.

This milestone expansion directly responds to the accelerating demand across India for advanced computing infrastructure capable of supporting heavy artificial intelligence (AI), machine learning (ML), and cloud workloads.

The construction of Mumbai 3 is a strategic cornerstone within the broader $1.7 billion joint venture established between Colt DCS and RMZ (via RMZ Digital Infrastructure Partners).

The joint venture aims to develop 250MW of data centre capacity across key technology hubs in India, including Mumbai and Chennai.

Mumbai 3 joins the existing Mumbai 1 and Mumbai 2 facilities located within Colt DCS’s primary Navi Mumbai campus platform.

Once completed, Mumbai 3 will add 64MW of IT power capacity, bringing the Navi Mumbai campus operational footprint to 86MW. At full buildout across all phases, the entire Navi Mumbai campus has the potential to deliver up to 148MW of total capacity.

Engineered specifically for next-generation digital architecture, Mumbai 3 addresses the growing requirements of hyperscalers, large enterprises, and neo-cloud operators:

Engineered specifically for next-generation digital architecture, Mumbai 3 addresses the growing requirements of hyperscalers, large enterprises, and neo-cloud operators:

  • 64MW IT Power Capacity: Built to sustain high rack densities and power-intensive AI processing clusters.

  • Hyperscale Anchor Tenant: Underscoring strong commercial validation, Colt DCS and RMZ have already secured their first major hyperscale client for the Mumbai 3 site ahead of construction.

  • High-Density Compute: Designed with flexible floor layouts and high-voltage power feeds to handle complex model training, real-time inferencing, and massive enterprise data analytics.

Aligning with both Colt DCS and RMZ’s corporate decarbonization frameworks, Mumbai 3 incorporates stringent environmental, social, and governance (ESG) design principles:

  • 100% Renewable Energy: The facility will run entirely on renewable energy sources to minimize operational carbon emissions.

  • Closed-Loop Hybrid Cooling: Incorporates a state-of-the-art hybrid cooling system that utilizes a closed-loop design. This drastically reduces water reliance, allowing the facility to operate with near-zero wastewater generation.

  • Energy Efficiency Targets: Features optimized Power Usage Effectiveness (PUE) ratios through intelligent operational monitoring and dynamic cooling control.

Beyond strengthening India’s digital core, the expansion serves as a significant economic catalyst for the region:

  • Job Creation: The construction, commissioning, and long-term facility operations are projected to generate over 700 jobs across engineering, specialized tech, security, and facility management.

  • Local Ecosystem Development: Fosters broader economic growth by engaging local supply chains, engineering consultants, and utility service providers throughout the construction lifecycle.

The groundbreaking of the Mumbai 3 facility marks a significant milestone in Colt DCS and RMZ’s joint commitment to transforming India’s digital infrastructure landscape. By pairing a massive 64MW IT capacity expansion with cutting-edge closed-loop hybrid cooling and 100% renewable power, the joint venture sets a new benchmark for sustainable, high-density AI infrastructure.

As global demand for AI compute, cloud adoption, and enterprise data processing continues to accelerate across the region, facilities like Mumbai 3 position India at the forefront of the global digital economy—delivering the scale, resilience, and environmental responsibility needed for next-generation technology deployments.
